Don't forget that "points" paid to obtain a loan, mortgage interest (subject to limits), and property taxes are all deductible from other income in calculating your true bottom line federal and state income tax and YOUR TRUE COST OF OWNERSHIP. To oversimplify it, if you were in the 35% marginal tax bracket and were considering a loan with a rate of 4% you would effectively end up paying 35% less than 4% or only 2.6%! Before committing to a loan I recommend you consult with your tax advisor to understand your personal savings.
